When purchasing a home it is very important to get a home inspection.
A home inspection is a visual exam of the structure and systems of a house. The inspection report will detail the problems with the property and if they’re serious enough to prevent a sale. The three main points of the inspection are physical condition, items in need of repair or replacement, and the remaining useful life of major systems (e.g. the HVAC system). The report won’t cover defects that are not visible.
At the end of the inspection, the inspector will want to review the findings with you, you can ask the inspector questions, and the inspector can point out areas of potential trouble and may offer maintenance tips.
An inspection may take 2-5 hours, and can cost between $200-$500, depending on the size of the property.
The Sellers are not required to make any repairs, however the Buyers can use the report in negotiating.
If you would like to hire an inspector, get 2 to 3 recommendations from your Realtor or from others who have used them, or google “Home Inspection.” Make sure they have good reviews, memberships in professional associations, professional training, and experience.
